Moving house isn’t everyone’s idea of fun. It is time consuming, takes effort, money and can be stressful.

Finding your ideal property is the easy part. The time consuming part is then getting through the mortgage application, and the legal process. Add onto that project managing the move, dealing with all the change of address and coordinating this with however many others are in your chain.

With the stamp duty holiday coming to an end in March, each component of the housing market is being stretched. This includes your solicitor, the mortgage broker, the mortgage valuer, the home surveyor and the removals firms.

But especially your solicitor.

In a “normal market” they take between 8-12 weeks. This can be reduced if only straightforward searches are required and you’ve already got your mortgage in principle.

So if you’re planning to move before the end of March, time is of the essence. Don’t fall foul of the biggest mistake people make when moving house, which is to underestimate how long the actual process takes.
